Public records from the Town of Johnstown show that planned roadway improvements along Weld County Road 46 between Colorado Boulevard (CR 13) and Telep Avenue (CR 15) are tied to requirements associated with nearby development.
Documents related to The Granary, a large residential project located north of County Road 46, include provisions requiring improvements to that stretch of roadway.
A development agreement approved by the Johnstown Town Council for Granary Filing Three states the developer must “asphalt pave Weld County Road 46 to Town standards, to a minimum two-lane interim standard, from Colorado Boulevard to Telep Avenue” before construction for a later phase of the project can be accepted by the Town.
The agreement does not provide a specific completion date for the roadway improvements. Instead, it ties the work to development phasing, with public improvements generally required to be completed within established construction timelines for each phase.
Town project listings also show that planning and revisions related to CR 46 are currently under review as part of the Granary development.
