Vista Commons Development Returns to Johnstown Planning Process With 147-Acre Proposal

A new rezoning and subdivision application for approximately 147 acres near Interstate 25 and Highway 60 in Johnstown will be discussed at a neighborhood meeting on Tuesday, October 27. The application concerns Vista Commons, a previously planned residential and commercial development northeast of the interchange.

According to the Town of Johnstown’s meeting notice, the application covers approximately 147.386 acres and identifies high-density residential and mixed-use regional commercial zoning. The proposed subdivision would include five tracts and four outlots.

Approximate Area of Vista Commons.

Vista Commons Previously Received Zoning Approval

Vista Commons is not a newly proposed development. In December 2023, the Johnstown Town Council approved Ordinance 2023-261, changing the property’s zoning to R-3 residential and MU-RC regional commercial.

The 2023 Town Council records show that the rezoning was intended to replace previously approved commercial and industrial zoning with a combination of residential and commercial uses. During the original review, the applicant explained that residential development would be a better fit for the surrounding area than the previously contemplated industrial uses.

The new October 2026 application identifies the same general zoning classifications approved in 2023. The Town’s published notice does not explain how the latest rezoning request differs from that earlier approval or whether the proposed subdivision reflects changes to the original development plans.

Proposal Includes Residential and Commercial Zoning

The current application identifies R-3 (High-Density Neighborhood) and MU-RC (Mixed Use–Regional Commercial) as the proposed zoning classifications. These categories provide for residential and commercial land uses, subject to the Town’s applicable development standards and approval requirements.

The proposed subdivision would organize the approximately 147-acre property into five tracts and four outlots. However, the meeting notice does not provide a proposed residential unit count, identify specific commercial tenants, or establish a construction timeline.

Public Meeting Scheduled for October 27

The Town has scheduled a neighborhood meeting for residents and interested property owners to learn more about the application.

Meeting details:

  • Date: Tuesday, October 27, 2026
  • Time: 6:00–8:00 p.m.
  • Location: 201 Centennial Drive, Johnstown
  • Subject: Vista Commons Rezone and Replat

Residents can obtain additional information by contacting the Town of Johnstown Planning and Development Department at planning@johnstownco.gov.

What Happens Next?

The October 27 neighborhood meeting provides an opportunity to discuss the application before further action is taken. The meeting itself does not constitute approval of the proposed rezoning or subdivision.

Additional details about the requested changes, including how they relate to the 2023 zoning approval, may become available as the application proceeds through the Town’s development review process.

Johnstown Republic will continue following the proposal and any subsequent public hearings or decisions.
