Ironwood Shops, a healthcare-anchored retail center in Johnstown, has been sold to a private investor in a transaction reportedly valued at $8.25 million. BizWest reported the sale price on Aug. 5, although the amount was not disclosed in the official transaction announcement or in separate coverage from ColoradoBiz.
Located at 4848 Larimer Parkway, Ironwood Shops contains 17,493 square feet of commercial space divided among eight suites. The center was built in 2020 and sits on approximately 2.37 acres, according to Marcus & Millichap, the commercial real estate brokerage that announced the sale Aug. 4. The property is occupied by healthcare and service businesses and was described by the brokerage as a healthcare-anchored retail center.
Ryan Bowlby, managing director investments, and Drew Isaac, an investment specialist with Marcus & Millichap’s Denver office, marketed the property on behalf of the seller and secured the buyer. The seller was identified as a local private investor, while the buyer was identified only as a private investor. Neither party was publicly named.
In the Marcus & Millichap announcement, Bowlby said Northern Colorado’s population growth, expanding retail corridor and continued mixed-use development have contributed to investor interest in healthcare-anchored retail properties. The brokerage did not disclose the purchase price, and ColoradoBiz also reported that the amount was not made public.
No redevelopment, tenant changes or operational changes were announced as part of the transaction. The sale involved ownership of the commercial property and does not necessarily represent a change involving the individual businesses operating within Ironwood Shops.
