UCHealth Purchases More Than 130 Acres Near Highway 56 and I-25 East of Berthoud

UCHealth has purchased a large piece of land near Colorado Highway 56 and Interstate 25 east of Berthoud, a move that could become significant for future health care access in the growing Johnstown, Berthoud, Mead, Loveland, and northern Colorado corridor.

According to BizWest, UCHealth purchased adjacent parcels at 3503 and 3641 Colorado Highway 56, northwest of the Highway 56 and I-25 interchange. The transactions total more than 130 acres and closed on April 14, with the sales recorded April 15.

The property includes about 79 acres purchased from Browns Corner LLC and Loveland Tall Pines LLC for approximately $9.02 million, along with nearly 52 acres purchased from YRD Berthoud LLC for about $7.4 million, according to BizWest’s report.

UCHealth has confirmed the purchase, but the health system has not announced a specific project for the site.

“While we have no plans for the site at this time,” UCHealth public relations director Kelli Christensen told BizWest, “UCHealth is dedicated to serving communities throughout Colorado and ensuring residents have access to excellent healthcare as the Front Range continues to grow.”

Why the Purchase Matters

While no hospital, emergency department, clinic, or medical campus has been officially announced, the size and location of the land make the purchase notable.

The property sits near one of northern Colorado’s most important growth corridors. Highway 56 connects Berthoud to I-25, while nearby communities such as Johnstown, Mead, Loveland, and Berthoud continue to see residential and commercial growth.

The area is also near major regional development activity. The nearby Turion master-planned community is described as a 2,000-acre project spanning Berthoud and Mead, with plans for more than 4,000 homes and 5.3 million square feet of commercial space at full buildout.

The location is also near ongoing I-25 improvements. The Colorado Department of Transportation’s I-25 North Express Lanes: Mead to Berthoud project is intended to expand and improve roughly six miles of I-25 from Colorado Highway 66 to just south of Colorado Highway 56. CDOT lists the project timeline as 2024 to 2028.

No Formal Development Plan Yet

For now, the purchase appears to be a long-term land acquisition rather than an announced construction project.

BizWest reported that the newly purchased tract is located in unincorporated Weld County but is adjacent to Berthoud’s expanding boundaries. Any future medical center or major development would likely require UCHealth to go through local review steps, including annexation into Berthoud and rezoning from the current Weld County agricultural/rural designation into an appropriate commercial or planned development zoning category.

The Town of Berthoud Planning Division oversees development, annexation proposals, zoning requests, and site-specific development projects. The town’s development review information also states that development applications are reviewed under the town’s Development Code and typically begin with staff review to determine the appropriate process.

That means any future project would likely become public through town planning documents, meeting agendas, hearings, or development review filings before construction could move forward. The town maintains a page for current development review projects, which is one place residents can watch for future activity.

UCHealth Already Has a Northern Colorado Presence

UCHealth already operates several hospitals and clinics across northern Colorado, including Medical Center of the Rockies in Loveland, Longs Peak Hospital in Longmont, Greeley Hospital, and a primary care clinic in Berthoud.

UCHealth’s Berthoud primary care clinic is located at 1335 Grand Market Avenue, Suite 110, according to UCHealth’s website. UCHealth also says its Greeley Hospital serves communities including Johnstown, Milliken, Severance, Windsor, and other parts of northern Colorado.

The size of the newly purchased Highway 56 property has drawn attention because it is comparable to land used for larger UCHealth campuses. BizWest noted that UCHealth’s Longs Peak Hospital in Longmont is located on about 45 acres, while Medical Center of the Rockies in Loveland sits on roughly 90 acres. UCHealth also purchased 110 acres earlier this year for a proposed Broomfield North Campus near I-25 and CO 7.

However, those comparisons do not mean a hospital has been confirmed for Berthoud. At this time, UCHealth has not announced what it plans to build, when it might build, or whether the site will become a hospital, outpatient campus, clinic, emergency facility, or another type of health care development.

What to Watch Next

The key question now is whether UCHealth submits any formal development plans.

Residents should watch for future filings with Berthoud or Weld County, including annexation requests, zoning applications, site plans, traffic studies, utility agreements, or public hearing notices. The Town of Berthoud’s current development review page may be one place to monitor for future filings.

For now, the purchase signals that UCHealth is positioning itself in a fast-growing part of northern Colorado. Whether that eventually becomes a major medical campus remains unconfirmed.
